Sectional doors rise on tracks in hinged panels. Rolling doors coil above the doorway, so they need a different mounting arrangement.
The opening must be wide and tall enough for vehicles and deliveries. Windows and insulation are other choices to discuss.
A jackshaft operator mounts beside the door and connects to its shaft. It can leave more ceiling space clear, but the door, tracks and mounting area must be suitable for it.
The operator also needs to handle the number of times the door opens each day. Its controls and safety devices must suit the installation too.
